As we stand at the threshold of 2024, facing economic uncertainties and a shifting housing landscape, the significance of correct pricing in Ealing's property market has never been more pronounced.

Ealing's property market presents a unique blend of historical charm and modern appeal. I recognise for the homeowner, an overinflated price tag initially seems appealing. Yet, it ultimately results in a prolonged period on the market, as the property fails to attract buyers at this unrealistic level and sometimes you have to drop your asking price below the market value six/nine months later to get it sold.

There is such a thing as a Goldilocks price reduction. It shouldn’t be too little or too much, just right, so it gives a strategic price reduction.

The rule of thumb is that if you try a slightly higher price in the initial stages of marketing, do so, at most, for a few weeks/one month, then reduce it. But how much should you reduce it by?

As always, that comes down to your property and its standing in the market.

However, I wanted to share with you the level of price reductions in the Ealing area (W5) over the last six years.

In 2018, an average of 846 properties were for sale in the Ealing area. Estate agents reduced, on average, 81 properties per month; thus, 9.5% of Ealing homes were reduced in price every month.

In 2019, an average of 682 properties were for sale in the Ealing area. Estate agents reduced, on average, 60 properties per month; thus, 8.7% of Ealing homes were reduced in price every month.

In 2020, there were an average of 792 properties for sale in the Ealing area during the year. Estate agents reduced, on average, 71 properties per month; thus, 8.4% of Ealing homes were reduced in price every month.

In 2021, an average of 930 properties were for sale in the Ealing area. Estate agents reduced, on average, 88 properties per month; thus, 9.4% of Ealing homes were reduced in price every month.

In 2022, there were an average of 772 properties for sale in the Ealing area. Estate agents reduced, on average, 73 properties per month; thus, 9.4% of Ealing homes were reduced in price every month.

In 2023 (to the end of November), there have been an average of 803 properties for sale in the Ealing area during the year. Estate agents reduced, on average, 87 properties per month; thus, 10.9% of Ealing homes were reduced in price every month.

As you can see, there has been an increase in properties on the market and thus price reductions in the Ealing area the last year.
